Booking policy

Payment Schedule:
$150 is due at the time of booking, which includes a non-refundable $50 deposit. The remaining balance will be automatically charged 14 days before arrival.

Cancellation Policy:
$100 of your $150 prepayments will be refunded if you cancel 15 days before arrival or earlier. 

A cancellation made between 3 and 14 days before arrival will be refunded 80% of the reservation cost.

Cancellations made fewer than 3 days before arrival will not be refunded.

Damage Deposit:
A pre-authorization of $300 will be made to your payment method on the day of your arrival and released 2 days after your departure if there is no damage to the home and it does not require excessive cleaning from your stay. Certain holidays and events require an additional pre-paid damage deposit that will be refunded if the home is undamaged and does not require excessive cleaning.

Minimum age requirement:

You must be at least 22-years-old to reserve Top of the Town. Verification of age may be required to confirm a reservation.

Check-in and check-out:

Check-in is at 3 p.m. and check-out is at 11 a.m. Exceptions may be granted with advance permission from the owners.

Regular rates

Friday and Saturday (whole house only) - $435 per night, plus taxes. Some holidays and events require a two-night minimum stay.

Sunday-Thursday (whole house - 18 people max) - $365 per night, plus taxes.

Sunday-Thursday (upstairs only - 6 people max) - $235 per night, plus taxes. To book this option, contact us for a promo code. Not available during some holidays and events.

* Idaho and Lava Hot Springs taxes add 11% to the nightly rate.

Summer rates (June-August)

Nightly rate (whole house) - $435 per night, plus taxes. Two-night minimum stay required for Friday and Saturday and some holidays and events.

Holidays and special events

The following holidays and events require a two-night minimum stay and may require an additional pre-paid damage/cleaning deposit:

  • Martin Luther King Jr. Day weekend
  • Fire & Ice Festival weekend (Feb. 7-8)
  • Valentine's Day/President's Day weekend
  • Super Bowl weekend - $1,200 damage/cleaning deposit required (will be fully refunded if house is undamaged and does not require excessive cleaning)
  • St. Patrick's Day weekend
  • Easter weekend
  • Folk Festival weekend (April 24)
  • Mother's Day weekend
  • Memorial Day weekend
  • July 4 weekend - $1,200 damage/cleaning deposit required (will be fully refunded if house is undamaged and does not require excessive cleaning)
  • Labor Day weekend
  • Oktoberfest weekend
  • Halloween weekend
  • Thanksgiving weekend
  • Christmas weekend
  • New Year's Eve/Day - $1,200 damage/cleaning deposit required (will be fully refunded if house is undamaged and does not require excessive cleaning)
